Thirty-seven property management companies, including Greystar, Lincoln Property, Mid-America Apartment Communities, Avenue5, and Equity Residential, agreed to pay a combined $359.9 million to settle claims they used RealPage software to coordinate rents. Anyone who paid rent at a covered building between October 18, 2018 and November 21, 2025 can file for a pro-rata share.

The claim deadline is January 29, 2027. No lease or receipts are required; you self-certify your rental history under penalty of perjury. The case is In re RealPage Rental Software Antitrust Litigation No. II in the Middle District of Tennessee, and the defendants admit no wrongdoing.

How the payout amount is decided

Each share is proportional to the rent you paid during the covered period, relative to every other claimant. Someone who paid $1,800 a month for six years at a Greystar building carries far more weight than someone who paid $900 for one year. Fees and costs come out first. The total number of valid claims sets the final ratio, so no estimate exists until January 29, 2027 has passed. The administrator may ask for verification later.

Who qualifies

  • You paid rent on at least one multifamily apartment in the U.S. between October 18, 2018 and November 21, 2025.
  • Your landlord or manager used RealPage's LRO, YieldStar, or AIRM while you rented.
  • You never needed a direct relationship with RealPage. Individuals and businesses both qualify.

When money arrives

The fairness hearing is October 15, 2026, three months before claims close. Nothing is paid until after that approval, after any appeals, and after the January 29, 2027 deadline lets the administrator total the claims. Realistically that is 2027.
